First-Time Homebuyer? Here’s Where to Start

Buying your first home is one of the most exciting things you’ll ever do. It can also feel a little overwhelming. There’s so much information out there, and it’s easy to feel like you don’t even know where to begin. Don’t worry, that’s completely normal, and I’m here to help.

The very first step is to talk to a lender and get pre-approved for a mortgage. A lot of first-time buyers want to skip this step and go straight to looking at homes online. I totally understand the urge, it’s fun to browse! But knowing what you can actually afford before you fall in love with a home is really important. A lender will look at your income, your debts, and your credit score to determine how much they’re willing to lend you. That number becomes your budget.

Once you’re pre-approved, it’s time to work with a local real estate agent. I can’t stress this enough, having someone in your corner who knows the local market, the neighborhoods, and the process can save you a lot of time, stress, and money. And as a buyer, you typically don’t pay your agent’s commission out of pocket. The seller generally covers that cost.

Next, make a list of your must-haves versus your nice-to-haves. How many bedrooms do you need? Do you want a garage? A big yard? Are you open to a fixer-upper, or do you want something move-in ready? Getting clear on your priorities will help you focus your search and avoid getting distracted by homes that aren’t the right fit.

Here in Clare County, there are some real advantages for first-time buyers. Home prices here are significantly more affordable than in larger cities. You can often get more space, more land, and more house for your dollar than you would in a metro area. That’s a big deal when you’re just starting out.

One more tip: be patient with yourself. Buying a home is a process, and it rarely happens overnight. There may be some bumps along the way, but with the right team around you, you’ll get there.
