First-Time Homebuyer? Here’s Where to Start

Buying your first home is one of the most exciting things you’ll ever do. It can also feel a little overwhelming. There’s so much information out there, and it’s easy to feel like you don’t even know where to begin. Don’t worry, that’s completely normal, and I’m here to help.

The very first step is to talk to a lender and get pre-approved for a mortgage. A lot of first-time buyers want to skip this step and go straight to looking at homes online. I totally understand the urge, it’s fun to browse! But knowing what you can actually afford before you fall in love with a home is really important. A lender will look at your income, your debts, and your credit score to determine how much they’re willing to lend you. That number becomes your budget.

Once you’re pre-approved, it’s time to work with a local real estate agent. I can’t stress this enough, having someone in your corner who knows the local market, the neighborhoods, and the process can save you a lot of time, stress, and money. And as a buyer, you typically don’t pay your agent’s commission out of pocket. The seller generally covers that cost.

Next, make a list of your must-haves versus your nice-to-haves. How many bedrooms do you need? Do you want a garage? A big yard? Are you open to a fixer-upper, or do you want something move-in ready? Getting clear on your priorities will help you focus your search and avoid getting distracted by homes that aren’t the right fit.

Here in Clare County, there are some real advantages for first-time buyers. Home prices here are significantly more affordable than in larger cities. You can often get more space, more land, and more house for your dollar than you would in a metro area. That’s a big deal when you’re just starting out.

One more tip: be patient with yourself. Buying a home is a process, and it rarely happens overnight. There may be some bumps along the way, but with the right team around you, you’ll get there.

Where Is the Real Estate Market Headed This Spring?

Spring temperatures in the future, the snow is (slowly) melting, the birds beginning to return, and if you’re like a lot of people in Clare County, you’re starting to think about making a move. Maybe you’ve been browsing real estate listings online at midnight again. No judgment. It’s practically a local pastime at this point.

So, what does the market actually look like right now? Let’s skip the guesswork and look at some real numbers straight from our own backyard.

In January 2026, there were 109 homes for sale in Clare County. That’s a solid selection, more choices than buyers have had in a few years, which means you’re no longer forced to make a life-altering decision in 48 hours while outbidding six other people over asking price. Remember those days? Stressful. We don’t miss them.

During that same month, 17 homes closed. When you stack 17 sales against 109 available listings, you get roughly six and a half months of inventory. Real estate nerds, and I say that with affection, because I am one, use that number to determine whether we’re in a buyer’s or seller’s market. Six months is right at the tipping point. What it tells us is that Clare County is currently in a balanced market, leaning ever so slightly toward buyers. Good news if you’re shopping. Still pretty decent news if you’re selling, as long as you go in with realistic expectations.

The average days on market in January was 67 days. That means homes are sitting for just over two months before going under contract. If you’re a seller who was hoping to list on a Monday and be sipping celebratory coffee by Friday, well, that ship has sailed. But 67 days is not bad at all. It just means preparation and pricing matter more than they did when the market was basically doing the heavy lifting for you.

Now here’s the number that makes people’s jaws drop, especially anyone moving here from a bigger city. The average sales price in January was $132,912. Yes, you read that right. For context, that’s less than what some people in metro areas spend on a used car. Clare County remains one of the most affordable real estate markets in Michigan, and that affordability is a genuine magnet for buyers from Lansing, Grand Rapids, and beyond.

For buyers, the message is simple: get pre-approved with a local lender, know your budget, and don’t wait too long when you find the right home. The good ones still move fast.

For sellers, the message is equally simple: price it right, clean it up, and don’t be shocked if it takes a couple of months. That’s the market talking, not a reflection of your home’s worth, or your taste in décor.
